(1)	This is general advice only. The Client should arrange annual inspections by licensed inspectors & licensed tradespersons .
(2)	This Routine Inspection Report is not prepared by a Building or Pest inspector licensed under the Queensland Building Services Authority Act 1991, and as such does not constitute a Building or Pest Inspection Report. This report is solely for the purpose of ascertaining the suitability of the Property for rental.
(3)	The Owner should ensure Local Government inspections have been carried out to confirm compliance with the Building Act 1975 in respect to Swimming Pool Fencing.
